Portugal’s housing market is picking up speed in Q2 2026 as home sales across the mainland rebound 7% than the three months prior, based on the latest info from the databank Confidencial Imobiliário.

Between April and June, 39,210 properties were sold, which ultimately reversed the 12.1% drop in Q1 2026 when 36,650 homes changed hands. Yet, even with such a jump in sales, buyer activity is nowhere near the 41,000 quarterly average recorded at the end of 2025.

According to Confidencial Imobiliário, between April and June, the highest regional property transactions were recorded across the country’s three major housing markets:

  • Lisbon Metropolitan Area: 11,790 homes sold (up 7% after an 8.4% decline in the Q1 2026).
  • Porto Metropolitan Area: 6,500 homes sold (up 7.9% following a 10.3% drop earlier in the year).
  • The Algarve: 2,875 homes sold (up 6.3% after a steep 16.6% contraction at the beginning of 2026).

The Director of Confidencial Imobiliário, Ricardo Guimarães, explained that the second quarter of 2026 was in a sense a “turning point”, after a relatively slow period of buyer activity.

Steadier mortgage rates and lower tensions in the Persian Gulf helped create a more positive environment for property buyers, making people feel more confident and ready to make a purchase.

Portugal House Prices Keep Climbing Despite Market Swings

Even as sales slowed earlier in the year, house prices in Portugal never really stopped rising — and Q2 2026 was no exception.

Confidencial Imobiliário‘s Residential Price Index showed a quarterly increase of 3.5% in the second quarter, edging up from the 3.2% increase recorded in the first three months of 2026. On a year-on-year basis, prices were up 18.6% in June.
