The new Cascais Secondary School, with an investment of over €32 million and a capacity for 1,320 students, was officially inaugurated.

Located in the heart of Bairro do Rosário, this new facility promotes long-term value growth for the Cascais residential market. The established neighborhood, public transport links, and desirable real estate near the school boost residential appeal for property buyers.

Here’s all you need to know about this high-quality education facility and its future impact on the Cascais real estate market.

€32 Million Investment in Casais Secondary School

cascais real estate After more than 50 years in temporary facilities, the new Cascais Secondary School was officially inaugurated in September 2026. The new construction is a €32 million project, co-funded by the European Union (EU) through the Recovery and Resilience Plan (PRR).

The new build comes with 44 classrooms equipped with a dining hall, auditorium, laboratories, a performing arts room, a learning support center, a library, the latest tech for education, and various student support and administrative offices.

The Cascais Secondary School, which used to accommodate roughly 650 students, now has a capacity for 1,320 students.

The first phase of the project is finished, while the second phase is still underway. This includes demolishing the temporary old facilities, building a new sports pavilion, and finishing up the outdoor space. The sports pavilion is expected to be done by the end of 2027.

Several high-profile figures attended the inauguration ceremony, including Portugal’s President António José Seguro, Prime Minister Luís Montenegro, Minister of Education Fernando Alexandre, and the Mayor of Cascais Nuno Piteira Lopes.

The new Cascais Secondary School is part of a larger strategy by the Municipality of Cascais, which includes a total investment of €83.6 million between 2025 and 2028 to modernize, expand, and requalify several educational projects in the area.

How the new school can affect Cascais property buyers?

The Cascais real estate market is one of the most desirable, high-end, and established markets in Portugal. Here, the median property price is €7,327 per square meter as of Q3 2025, which is well above the national average.

With large municipal spending, like the new €32M school, we expect multiple factors to influence the Cascais property market and attract more buyers.

Urban modernization

By resolving a 50-year-old infrastructure gap, Cascais Municipality has urbanized its local development. This shows dedication to long-term urban growth, which is what many investors and home buyers are looking for because it can stabilize property values.

Since the school is part of the Lisbon Metropolitan Area, the completed urban infrastructure from the first phase, with the upcoming requalification projects that we expect to see in the second phase, can make Cascais more desirable to live in.

Future liquidity of the asset

When buying property in Cascais, Portugal, foreign investors often look at public infrastructure development as an opportunity to build a marketable asset. An area with more modern schools, public or private hospitals, and other local amenities, could potentially make it easier for owners to resell their properties in the future.

Rental demand

From a yield perspective, we believe buy-to-let investors and landlords can benefit from stable tenant retention and lower vacancy rates.

Properties near public and international schools in Cascais tend to attract families that value urban educational facilities and upscale public infrastructure. They often pay a premium price to live in a luxury neighborhood with world-class services.

Expat appeal

Modern private and public schools create stable residential demand from expat families, mainly those from the United States, the United Kingdom, Canada, Brazil, and Northern Europe.

This new school can appeal to residential real estate investors in Cascais, particularly English-speaking expats, who gravitate toward high-value projects, luxury properties, and modern apartments.

Investment Considerations from Real Estate Professionals

If you are planning on living in Cascais, Portugal, and purchasing a home there, detailed due diligence can be immensely helpful. Inspecting the property, verifying legal ownership, and checking for structural damage are all practical strategies for spotting hidden risks before you finalize the sale.

Whether you are buying land or property, planning an extension or renovation, we also suggest you check the Cascais Municipal Master Plan (PDM) to make sure the property meets the local regulations.
