In recent years, the Algarve’s dynamic market and broad appeal have led many celebrities, investors, and foreign expats to head to Portugal’s southern shores. With this said, the post-pandemic landscapes can be seen as a key catalyst in the region’s popularity, with a hike in foreign interest in the region in the past few years.

According to Pordata, around 22 percent of the Algarve’s residents are foreign nationals, which is almost four times the national average. American buyers, in particular, have been increasingly relocating or investing in the region in recent years, based on its investment potential, high quality of life, and quality amenities. And it is not just one demographic that has chosen the region, with a diverse international community now established, including families, digital nomads, and investors.

For families seeking to relocate, there are 12 excellent international schools spread out across the region, while remote workers will find fast internet and several well-equipped co-working spaces. Property investors will find a resilient property market, with average property prices having increased from €1,950 in 2017 to a €4,385 in 2024, based on data taken from the independent databank Confidencial Imobiliário.

Catering to All Demographics

The Algarve ticks the boxes for each demographic. Each are seeking a superior quality of life, a safe place to live (Portugal ranks in 7th position in the 2025 Global Peace Index), and the irresistible combination of sunshine, gastronomy, stunning beaches, and a vibrant culture. The accessible residency options – such as the D7 Visa, Digital Nomad Visa, and Golden Visa- add to its appeal, alongside tax benefits that can be unlocked with the new IFICI Tax Regime (Portugal NHR 2.0) and its strategic location, with Faro Airport, in the Central Algarve, offering access to international destinations.

Luxury buyers will also find exclusive properties at affordable prices when compared with other coastal regions in Western Europe, with many boasting incredible ocean views, easy access to top beaches and modern amenities.

The notion that the Algarve is deserted in the winter months and that there is not much going on is also outdated. While the off-season is not teaming with tourists, beaches offer peace and quiet, and the warm climate means that residents can enjoy a wide range of outdoor activities even in the depths of winter, from yoga to golf, watersports to tennis. If you are a keen golfer, Monte Rei Golf & Country Club and the Quinta do Lago Golf Course are not to be missed for a unique and challenging golfing experience. While the tourist crowds may disappear, life remains vibrant for local residents.

Algarve Property Hotspot: Americans Coming to Call the Region Home

Investors and expats from across the globe have increasingly been making their mark in the region in recent years, with many Americans amongst this number, somewhat driven by new direct flights from Newark, New Jersey, to Faro. Lagos, in the Western Algarve, is proving popular, buzzing with innovative restaurants, year-round surf, and proximity to beautiful beaches.

The number of Americans in Portugal has increased sevenfold since 2017, increasing from 2,888 US nationals in 2017 to 20,959, according to data from the US Embassy and based on data from AIMA (Agency for Integration, Migration, and Asylum).

Americans serious about relocating to the Algarve

In the Algarve alone, approximately 2,100 Americans have settled in the region, accounting for around 15 percent of the expat population. The majority live in Lagos, Portimão, and Albufeira, each of which is located close to the Golden Triangle.

To put into perspective how many Americans are interested in relocating or investing in Portugal, we can look at the “Living in Portugal” seminars that saw more than 500 Americans in attendance.

Before the event, a survey revealed that:

  • 28 percent planned to buy property
  • 25 percent intended to rent
  • 11 percent aimed to relocate within 12 months

The most popular visa option was the D7 (Passive Income Visa), chosen by 35 percent, followed by the Portugal Digital Nomad Visa (19 percent).

When it comes to age groups, 52 percent were aged between 45 and 60, and 26 percent between 30 and 45.

When asked about which location in Portugal respondents would choose, while Portugal’s capital, Lisbon, led the way (27 percent choosing this option), Algarve was the second most popular destination, at 10 percent.

British Still Have Their Sights on the Algarve After Brexit

UK nationals were once the most well-known for seeking a holiday home in the Algarve, and there is still are a strong presence in the region, particularly amongst high-networth individuals in areas such as Quinta do Lago and Vale do Lobo, and Albufeira.

Portugal offers accessible residency options visas for British nationals through the Golden Visa, D7 Visa, and Digital Nomad Visa. Each visa lead to permanent residency and citizenship after five years, with Portugal allowing dual nationality, which is an attractive proposition for British families seeking to settle long-term and a route to European citizenship.

The fact that Portugal is on the same time zone as the UK, English is widely spoken (Portugal ranks in sixth position in the English Proficiency Index), and frequent flights to Faro from several airports in the UK add to its appeal.

Algarve Property Hotspot: A Snapshot of the Best Locations

The Algarve is a relatively small region, but each town has its own unique character. It’s essential to have an understanding of the area if you are considering investing in Algarve real estate.

While the Golden Triangle (Vilamoura, Almancil, and Quinta do Lago) are synonymous with luxury and elegant properties, many buyers are looking for properties outside this exclusive hotspot in 2025.

Smaller towns and areas more inland, such as Alvor, Silves, and Luz are proving popular for residents seeking to relocate to the region on a more permanent basis. Olhão, Portugal, real estate is also increasingly on the radar of buyers. Many foreign nationals are seeking to buy in quieter areas where they can get a better sense of the Portugeuse communities away from the touristic coastal areas.

Properties in the Western and Eastern Algarve also tend to be more affordable. For example, properties in Alcoutim in the east close to the Spanish border average at €1,780 per square meter, while Olhão average prices stand at €3,716 and Tavira has prices of €3,600. In the municipality of Vila do Bispo in the Western Algarve, property prices stand at €4,127 per square meter. The Western Algarve is perfect for eco-conscious buyers who enjoy the very best of nature in Portugal. Aljezur, to the north of Vila do Bispo, is also proving popular. Inland areas like Loulé are also gaining traction, especially with new luxury resorts like Ombria offering five-star amenities and solid rental returns.

While attractive property investments remain a key driver of the Algarve’s popularity, the lifestyle factor is massive, with many buyers seeking out areas that offer a better quality of life for themselves and their families, broadening the appeal of the region as a whole and opening up specific towns that were once off the radar of international buyers.
