Between April and June 2026, Algarve rents reached €11.56 per square meters, above Portugal’s national median of €10.17 per square meter, which went up 10.2% year-on-year.

Rental prices in the Algarve were also higher than the median values in the Porto Metropolitan Area, based on latest data from the National Statistics Institute (INE – Instituto Nacional de Estatística)

For landlords, potential buyers, and investors, these figures can show where the demand outstrips supply and the yields are higher. Below, we’ll combine the latest INE data with the median monthly rents from Numbeo, so you can decide which area works for you.

Algarve Rental Prices in Q2 2026

Rent prices in the Algarve recorded a median of €11.56 per m2 in Q2 2026 for newly signed rental contracts.

According to INE, the country saw 35,407 new lease agreements with a median value of €10.17 /m2. This value is a 10.2% increase from the same time the year prior and is 7.5% higher than the one recorded in Q1 2026.

While rental prices saw a sharp jump between April and June 2026, the number of new rental contracts didn’t experience that big of an impact, just a 0.4% increase from Q2 2025.

Algarve Rents vs Other Areas in Portugal

Renting costs in the Algarve are quickly catching up to those in major metropolitan rental markets. The Algarve has the fourth-highest rental values in Portugal even surpassing the €10.83 per m2 in the Porto Metro Area.

The median house rental values went up in all statistical subregions. Tenants faced the highest rents in Greater Lisbon, Autonomous Region of Madeira, Setúbal Peninsula, the Algarve, and the Porto Metropolitan Area.

The median monthly rents were also increasing across Portugal’s 24 municipalities with over 100,000 residents. Guimarães topped the chart with 20.7% year-on-year growth, while Lisbon had the most expensive median rental at €17.79 /m2 despite the lower 5.1% year-on-year increase than the 10.2% national value.

What Higher Rents Mean for Property Buyers

The Algarve real estate market is higher-priced and mature, which can work well for rental-led buyers, holiday-home investors, and retirees.

For buyers, higher rents can make the housing market seem more appealing, considering it can create sustainable rental income. Long-term rental yields can reach 5.2% in the region, based on Q3 2025 reports from Confidencial Imobilario.

However, rent increases don’t always mean a high-performing investment. You should also analyze the vacancy periods, maintenance costs, property management fees, home insurance, and licensing regulations. To find out more check our ultimate guide on renting out your property in Portugal.
