This price decreases in low-density areas. Low-density areas are defined as having 100 inhabitants or less per square kilometer or a GDP that is 70% or lower than the national average.

If you are looking for a new development in a low-density area, a property that would cost you €500,000 in a big city would cost you €400,000 in a low-density area. For renovation in a low-density area, the price is reduced from €350,000 to €280,000. Low-density areas are a very affordable option for the scheme. 

If you are interested in the Portugal Golden Visa scheme, there are changes that will come into effect on 1 January 2022. This will mean that investing in real estate in high-density areas for the scheme will not qualify. This includes Lisbon, Porto, and coastal areas.

Most farms for sale in Portugal are not located in high-density areas. When the Golden Visa changes will into effect, they will be a great option to qualify for the scheme. This is a significant advantage of buying in the rural heart of the country.
