In the first five months of 2025, a recent study by Sotheby’s International recorded a 34 percent increase in the number of property transactions carried out compared to the same period in 2024.

While Portuguese buyers accounted for about 50 percent of these transactions, interest from international buyers continues to fuel demand.

Lisbon has become the crown jewel for investors seeking to get on the property ladder in Portugal, with Portugal’s capital standing out as one of the top three luxury real estate markets, according to the Prime Residential Cities Index, and claiming fourth position with the greatest potential for appreciation in 2025, predicted to experience rise by 4.5 percent in 2025.

Lisbon’s appeal has rubbed off on other locations in Portugal, with Porto now a hotspot for luxury property investment, while the coastal regions of the Algarve and Comporta are highly sought after by celebrities, designers, and even royalty.

Northern Portugal, Central Portugal, the Alentejo, and more interior “hidden spots” are now also emerging as viable locations to live or get ahead of the game when it comes to profitable investment ventures.

Looking to the future, the real estate sector looks poised to continue building on its upward trajectory. Property prices continue to rise in key parts of the country, with initiatives to boost construction by the Portuguese Government looking to alleviate limited supply and counter the housing crisis in high-demand areas in the country. According to the National Statistics Institute (INE), production in construction has experienced a 2.1 percent year on year increase.

While some real estate markets, such as the UK, are experiencing significant problems, confidence in Portugal’s real estate market, solidified by its strong track record over the past few years, has led to demand for properties in Portugal remaining strong.
