How to Buy Luxury Property with a Helipad in Portugal

Buying property in Portugal is quite straightforward, but you still need to do proper due diligence. As a foreigner, you can freely buy a home with a helipad, provided you have a Portuguese tax number (NIF or Número de Identificação Fiscal). 

The buying process begins by signing a Promissory Contract (CPCV), often with a 10 to 20 percent deposit, followed by a deed of purchase (Escritura), which you sign in front of a Notary.

It is not mandatory to hire a lawyer, but it is recommended so they can check the property title, review the legal contracts, and avoid any hidden problems.

The Notary finalizes the sale, and you register the property in your name at the Land Registry and with the Portuguese tax authorities.

Have in mind that at the time of the purchase, you pay a Property Transfer Tax (IMT), which can vary from 5 percent for rural properties, 6.5 percent for urban properties, and 10 percent for rural and urban builds owned by entities domiciled offshore.

You also pay stamp duty tax (Imposto do Selo) at 0.8 percent. On top of that, legal and Notary fees add around 1 to 2 percent of the purchase price, with Notary fees costing an average of €500 to €1,000.

To finance the purchase, you can get a mortgage in Portugal as a foreign buyer through local banks. You will need to show proof of income, provide ID, and pay a deposit. Loan terms can vary for non-residents, but you can still find competitive rates compared to other Western European countries.
